Zim Appraisals: On The Cutting Edge of Appraisal Technology
At Zim Appraisals, technology is the name of the game. We always research the latest in high-tech gadgets. We use the latest technology at our disposal to complete your appraisal without sacrificing quality or accuracy.
The appraisal process has changed tremendously lately and these days, is a lot more demanding. Cutting corners on analysis isn't an option for an ethical appraiser. Therefore, we've found that the best place to save time is by adjusting our workflow. Our continuous efforts to be the best have convinced us that using the very latest in new technology allows us to bring you more accurate reports in less time and excellent customer service.
Ordering and Tracking
In the past, the majority of orders were ordered via fax and were confirmed with phone calls once we got back to the office. It might be hours before a client even knew if we could do the order. Things are quite a bit different now and when an order is placed on the site, we receive an e-mail on our phones. We often log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.
Zim Appraisals understands that real estate is all about timeliness. We don't make you wait around for replies because we understand the speed at which we get things done directly effects your bottom-line. This website has proven to reduce cycle time for us and our clients by enhancing our communications.
Zim Appraisals is a pioneer in efficient data gathering
One of the most time consuming parts of an appraisal is gathering the data. We spend a great deal of time obtaining the facts on the subject property and the local market data and trends. Once again, technology has stepped in to help Zim Appraisals.
Instead of using paper forms and pencils and then re-keying all the information back at the office, don't be surprised to see us with a tablet PC or collecting data using a program created for our phones that even lets us sketch a floorplan right on site. Rather than using that clumsy old tape measure, more and more appraisers are beginning to use laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.
All of this technology ensures that the final report is as complete and conclusive as possible. This helps both you and us by requiring less time for call-backs and revisions. Our goal is to save you time and money.
Modern appraisal report delivery ensures our clients have a number of ways to get their report
The majority of our appraisals are delivered through e-mail as PDF documents. Generally our clients are most comfortable with receiving PDFs attached to their e-mail. It's much more efficient than the old days before e-mail. But, we've even been able to improve on e-mail with how you receive your report with this website.
Everyone knows how frustrating it is to lose a file. Or have you ever had problems sending or receiving an e-mail because it was too big? We've come up with a solution for those problems, too. Whenever we send an appraisal, the client gets a link sent to their email to retrieve the PDF. So, at that point, it doesn't matter if all the extra photos and maps in the report result in a large file that would normally be blocked by e-mail. And the download link is good for 90 days. So if you lose the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.
Zim Appraisals simplifies things by using Digital Workfiles
It would be great if appraisers could complete an assignment, deliver it and never be concerned with revisiting that document again. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers must keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.
Here again, Zim Appraisals leverages our investment in technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we're able to retrieve that file at any time and recall just what that job was about.
These are just a few examples of how we use technology daily. Using the right tools, along with the appraisal know-how that you've grown to expect allows the appraiser to save time without cutting corners and deliver a better product to you, our client.
